PROCESS AND SERVICES
PRELIMINARY MEETING +
It is the opportunity to discuss about the project and prepare a program with you. This meeting is essential to design a satisfactory project. The designer gets to know your personality, your style, your tastes, and your lifestyle; in short he collects all the information necessary to create a program that reflects your needs and interests. Following this meeting, a program will be submitted to you for approval. This document will be used as a guide during the design process and will dictate the architectural survey that needs to be done. A simple program will be written and printed on site and signed after approval. A complex program will be written at the office and sent by email for approval.
PRELIMINARY ARCHITECTURE AND DESIGN +
This stage begins with a service contract, which specifies the chosen services. Then the architectural survey can start. Depending on the projects, it may be necessary to gather information at the municipality. With the program and the architectural survey, the designer can draw a preliminary concept to be discussed with you. The preliminary concept may include, depending on the project, architectural plans, layout plans, finishes plans, lighting design and a preliminary work estimate (by construction phases) to understand the extent of the project.
FINAL ARCHITECTURE AND DESIGN +
Once the preliminary concept is approved, the final architecture and design stage can begin. Every element is specified and designed in detail (materials specification, construction details, etc.). When asked, samples can be presented for approval. The designer writes the final work estimate by construction stages for a budgetary analysis.
MODIFIED ARCHITECTURE AND DESIGN +
Modifications for the final architecture and design documents may be needed after the budgetary analysis or after the construction permit deposit. The designer will take the time to review with you the necessary modifications and will then hand you out the final documents.
SHOP DRAWINGS +
When design elements need to be built in a shop (built-in furniture, steel structure, etc.), the design process is different. We start with the architectural survey at a given moment (depending on the project, after the demolition stage, or after the rough carpentry stage, etc.). This stage is essential since it will dictate the final measurements for the design. Afterwards, the drawings can be done and sent to the shop. When necessary, the designer can verify the quality before the installation on site.
MAINTENANCE PROGRAM +
The maintenance program allows you to keep an eye on the preventive maintenance of your property and know the components that need maintenance or replacement according to the worn state. In the document we will determine the assembly and equipments in your property, identify the ones that need recurring maintenance, the frequency and the steps to follow, and identify the ones that need a repair according to their level of importance level and issue the necessary recommendations. The elements that are not visible or accessible will not be inspected nor listed. We recommend a general inspection every 5 years or after a renovation in order to keep the document up to date.
SUBCONTRACTING SERVICES +
According to the project, it can be necessary to turn to subcontractors, for example a land surveyor, or an engineer. The designer will assure the recruitment of subcontracting companies.
